3 people = $66,500.00 Maximum gross annual income

4 people = $73,580.00 Maximum gross annual income

5 people = $79,730.00 Maximum gross annual income


MINIMUM ANNUAL INCOME = $41,070.00


Application Qualifications:

* Have a maximum of 5 total occupants (including oneself). Cannot exceed 5 people.

* Combined gross annual income must be between $41,070-$59,080 for 2 applicants, $41,070-$66,500 for 3 occupants, $41,070-$73,850 for 4 occupants and $41,070-$79,730 for 5 occupants.


* All persons 18 and over must complete a separate rental application. The application fee is $40 per person and is non-refundable.

* Applicants must provide acceptable proof of combined income totaling 2.5 times the monthly rental rate in the form of two consecutive payroll check stubs or an employment offer letter on their company letterhead, with an authorized signature and phone number.

* Applicants must have favorable residential history for a minimum of 6 months.

* Applicants must have positive credit history.

* Applicants with prior evictions or foreclosures will be disqualified.

* Applicants with an un-discharged bankruptcy will be disqualified.

* Applicants with a discharged bankruptcy must be verified with original documentation, are subject to management approval and an additional deposit will be required.

* If a Guarantor is required, he/she must complete a separate application. A qualified application with a Guarantor will require an additional security deposit that will equal one month's rent.
